Are you getting ready to sell your home?

08/04/2023

Moving to a new home can be an exciting time, full of possibilities and fresh starts. Whether you are upgrading to a larger house to accommodate a growing family, downsizing to a more manageable property, or relocating for a new job opportunity, the prospect of a new home can be exhilarating!

Is everyone on board?

However, before you take the plunge and start packing boxes, it’s essential to ensure that everyone involved is on board. Family members who are reluctant to move, whether it’s due to sentimental attachment or fear of change, can unintentionally sabotage the sale process. They may not even realise that they are doing this; perhaps by not remembering to tidy up after themselves, or forgetting to pass on messages from the estate agent. It’s crucial to have an open and honest conversation with your loved ones before listing your home for sale to ensure that everyone’s concerns and preferences are taken into account.

If you’re planning to sell your home, it might be a good idea to take a moment and have a big clear-out – not just physically, but emotionally as well. This way, you can ensure that there’s nothing standing in the way of a successful sale.

How much is my home worth?

Once everyone is on the same page, it’s time to determine the current value of your home. While many online valuation tools are available, consulting with an experienced local estate agent can provide a more accurate assessment of your home’s market value. Even if you’re not quite ready to sell, obtaining an up-to-date valuation can help you make informed decisions about your future. When would you like to be in your new home?

After assessing the value of your home, you should begin planning your move-by date. This process involves accounting for three key factors: pre-launch preparation, marketing time, and the sale process.

To help you plan your move, let’s make realistic estimates regarding the timeframe involved. While it’s impossible to know for sure how long it will take for your home to sell, we can use the average as a guide.

Pre-launch – Getting your home ready to be listed on the market! Now is the ideal moment to finally address those minor maintenance tasks you’ve been putting off, such as fixing that dripping faucet, repainting the garden gate, and attending to any other small repairs around the house. After you have prepared your home for sale, your real estate agent will need to take photos, create a floor plan, write a description of your property, and finally, create the marketing materials and the online advert.

Marketing time – The average house sale in the UK takes between seven and fourteen weeks, according to TheAdvisory. this can vary depending on the uniqueness of your property, up until you get that successful offer! Your estate agent will be able to guide you on this, based on their experience of selling similar homes.

Sale process – Conveyancing time. On average, this takes around ten weeks from offer to completion. However, this time frame does not take into account any delays – these can be caused by surveys, particularly if you have a leasehold property, or one with special covenants attached. Also, long property chains can hold things up, but a good agent will help expedite this process, by maintaining good communication with all parties as the sale progresses.

By accounting for these factors, you can estimate a realistic timeframe for the sale of your home and plan accordingly. This process allows you to prepare for any unforeseen circumstances and minimize stress during the transition.

Sell!

When you’ve completed your preparations, chosen the right estate agent for you, and set a realistic asking price, the selling process should go smoothly. Remember to focus on the exciting opportunities that come with moving to a new home, and enjoy the process of finding your perfect new home!
